2020 3rd Quarter Market Review:
Overall the home sales (all kinds) in Flathead and Lake Counties increased from 1,847 last year to 2,353 same time this year… an increase of 22%. The worrisome fallout of this dramatic increase is that there are simply not enough homes to show interested buyers. Our team is actively seeking to speak with home and land owners who have been waiting on the sidelines for the market to show substantial growth and would be interested in selling now.
The residential waterfront market we tracked through the 3rd quarter to date as compared to same time in 2019 (Jan-Sept) was pretty phenomenal. 78 homes sold through the 3rd quarter of 2020 as compared to virtually half that (40 in 2019). In the past, in a typical season, there would be 80-100 homes to choose from, now there are less than 30 Flathead Lake homes on the market. Vacant land sales are strong also with 14 sales recorded through the NW Montana MLS and there are 18 pending. Only 21 land offerings remain.
The waterfront condominium market was also striking with 53 sold so far this year as compared to 27 same time in 2019. There are 22 pending and only 5 for sale which is a new low for available inventory.
Echo Lake, Lake Blaine and Swan Lakes did not see the range of change like Flathead simply due to the fact there are generally only a small amount of properties for sale at any one time no matter the year. Echo saw 3 home sales and 1 land sale compared to 5 home sales in 2019. Lake Blaine recorded 1 sale this year and last year. Swan Lake had 5 sales vs 6 last year and there are 3 pending. There are no homes on Swan Lake available for sale at the time of this report! Swan Lake land sales were up substantially with 8 pieces sold this year vs. only 1 last year. There is remarkably only 1 vacant Swan Lake land piece for sale.
The lakes west of Kalispell were quite active in their own right. Again low inventory levels are inhibiting additional sales. Ashley Lake had 5 homes sales and 3 land sales vs 2 homes/1 land for 2019. Bitteroot Lake had 4 homes sales this year down by only 1 from 2019. Two homes sold on McGregor Lake along with 4 land sales. Foys Lake had 2 homes sales and one land sale. At the time of this newsletter there was only 1 home on Bitteroot Lake for sale, none on Ashley Lake, 1 home on McGregor and 1 home on Foys Lake for sale.
Certainly would characterize this 3rd quarter 2020 as a “Seller’s Market” dream come true. The following is the list of the sales by category as reported through the NW Montana MLS for 3rd Qtr 2020.
